  • Boat lift visual inspection
  • Dock electrical visual inspectionA visual check for things that aren't working or wires that need attention. Not licensed electrical work.

  • Set out tubes, skis, wakeboards, and life jackets upon request

Back Patio & Shoreline Check

  • Clear walkway/path to dock
  • Remove sticks, limbs, and visible yard debris
  • Blow off patios, walkways, and dock access
  • Remove visible wasp nests and cobwebs
  • Wipe down outdoor surfaces: tables, chairs, seat cushions, handrails
  • Straighten and organize outdoor furniture
  • Return moved furniture to original layout
  • Check exterior bulbs and light fixtures

  • Water leak inspection: toilets, tubs/showers, cabinets, washer area, ceilings
  • Mold/moisture check
  • Verify all windows and doors are secured

  • Confirm security system is online
  • Replace smoke detector batteries
  • Bring in packages and mail
  • Pest activity check
  • Run faucets and flush toilets
  • Check breakers for trips
  • Verify hot water heater status
  • Confirm appliances have power
  • Scheduled HVAC filter changes (owner supplied or billed separately)

Home, Dock & Boat Concierge

  • Custom dock and boat coordination

Terms

Membership terms

Membership term
Billed monthly with a 3-month minimum. After that, cancel anytime with 30 days' written notice.
Pay up front, save 5%
Pay the full year up front and save 5%, with your price locked for 12 months and the $125 first-visit reset waived.
Property size
Prices cover docks up to 1,000 sq ft; larger docks add a flat $75/mo. Homes over 3,000 sq ft may be priced higher; we'll check during our site visit.
First visit
A one-time $125 first-visit reset covers the extra work of getting your property up to standard. Waived when you pay the year up front.
Price changes
Monthly rates may change once a year with 30 days' notice, or sooner for events beyond our control (natural disasters, pandemics, major fuel or material increases).
After hours & emergencies
Call or text anytime and we'll respond promptly. After hours, we come out for true emergencies only: a tree on the house, a major water leak, or storm damage that needs securing. Included for Captain's Club; otherwise $110/hr (1-hr minimum). Calls are handled in the order they come in, with Captain's Club members first.
What memberships cover
Each visit covers your plan's checklist. Extra time beyond your visit is discussed with you first and billed separately. Project work, renovations, installations, materials, and outside vendor invoices are billed separately and approved before work begins.
Rental properties
We're not a rental management company. We don't handle contracts or money between renters and owners, but we do coordinate contractors, schedule work, and invoice the property owner.
